    Great run down. Don't forget my favorite hidden cost - Unsecured Loans against salary and assests that are fictional. You can do everything right with hour mortgage, put 20% down, get a firm fixed rate that is affordable and allows for flexible additional payments.....and you can still be blinded by banker tendancies to sell toxic loans to subprime accounts and rebundle that risk to their benefit - and when the market collapses - as it did in 2008/9 (and will again shortly) you are left with a market where all your gains in "equity" are GONE because the entire sector has been realigned to a dismally low level.
