Here are some of the protective covenants in your “First Lien Mortgage Investment”:

· Your money is secured by real estate that is worth 30% more than your investment.

· You earn 12% annually. (The note rate is 12%)

· You receive a monthly or quarterly interest check…..your choice

· The property is insured. If it burned down or damaged, you would be paid off by the insurance company.

· The investment is for 12

· You or your investment group are the only financial investor(s) in the transaction

· The deed of trust and note is in your name and filed at the courthouse.

· You have the right to foreclose if the borrower fails to pay.

· You can use self-directed IRA money without penalties and maintain tax-deferment on earned income if the funds are deposited back into the self-directed IRA.

· You are the lender which removes all landlord liability.
