JOB PURPOSE


Working as part of the EMEIA Finance team assisting in the preparation of all financial assessments in relation to new stores and their subsequent integration into the business. We are looking for a Financial Analyst to support the investment decision-making process. Person will be responsible for producing investment appraisals, outputs and key sensitivities for store investment and acquisition decisions; post investment reviews on major store investments, ensuring best practice, identify potential risks and areas of value creation from potential investments and communicating results to senior management and other business areas.


RESPONSIBILITIES


IFRS 16 Project


Responsible for supporting the project to implement IFRS 16 (Lease Accounting) in the EMEIA region. This will include the following areas of activity:


Data validation


- Assist in data validation (parallel run) exercise of lease calculation outputs between old and new systems
- Work directly with group finance, legal and real estate teams to resolve any issues arising from the parallel run
- Work with the BBS team (Leeds) assisting with data validation and support resolution of issues

Reporting and processes


- Responsible for property cost reporting ensuring alignment with IFRS 16 accounting standard

Capital Appraisals – Retail, Wholesale & Franchise


Prepare capital appraisal models (Retail, Franchise and Wholesale) for new capital projects within EMEIA, scenario analysis and make recommendations to Senior Management

Constant liaison and partnering with the real estate, construction and architecture teams to maintain pipeline of store projects and prioritise resources on key projects

Preparation of documents for formal approval at both a regional and group level investment boards

Periodic post investment reviews to identify key learnings and areas for improvements in future appraisals

Review of capital spend/sqm, including analysis of capex components challenging capex to drive cost efficiency


Budget / Forecasts and 3 year Planning activities


- Prepare profit and loss and balance sheet for new stores, refurbishments and expansions
- Plan EMEIA capital expenditure, including regular reforecasting of projected spend and forecast/budgeting for region
- Prepare and manage depreciation expense, including forecast / budgeting for region
- Monitor capex spend of actuals against approved amounts and highlight issues
- Monitor lease costs by store to assist day to day cost control, forecasting and budget

PERSONAL PROFILE


Qualifications


Customer focused part qualified/ qualified Accountant, with strong Excel skills, who can demonstrate strong analytical skills, the ability to communicate and influence finance / non-finance and senior stakeholders

Professional accountancy qualification ACA, CIMA, ACCA or equivalent


Technical Skills


- Experience in investment appraisals and capital investment reviews within a retail context
- Technical IFRS knowledge required
- Previous hands-on budgeting and forecasting experience in a retail environment
- Language skills preferable

Personal Profile


- Commercial/ Retail experience
- Strong communication skills – written and oral; ability to communicate effectively at all levels is essential
- Ability to see issues through completion
- Excellent command of spreadsheets
- Advanced excel skills including modelling and working knowledge of SAP
- Works on own initiative; self-motivated; adaptable; able to work in fast-paced, changeable environment; solution-driven.
- Good team player; prioritise skills within tight timescales; attention to detail
