In this key client-facing position, the Associate Director, Portfolio Management, Real Estate Services is responsible for managing relationships with segment and division senior leadership customers. The incumbent leverages relationships to understand business initiatives and strategies, and develop real estate solutions to support initiatives that align with UnitedHealth Group’s Enterprise goals.  The Associate Director also serves as strategic partner, Real Estate SME and single-point-of-contact for senior business customers.   This individual also provides direction across real estate services to ensure execution aligns with customer requirements and portfolio strategy.

Primary Responsibilities:
Managing strategic partnerships with senior level customers
Seeking the Voice of the Customer on real estate issues
Capital planning including identifying capital impacts of real estate requirements, developing capital plan / forecasts at multiple points of the year
Portfolio strategy and financial management including regular portfolio review to identify opportunities to improve efficiency, support growth  and drive cost-savings
Communicating and driving business initiatives that will impact real estate capital plan
Developing recommendations and communicating real estate initiatives which will impact business plans
Collaborating effectively with UHG RES Strategic Planning, UHG RES Governance teams, Service Partners, and business and finance leaders
Identifying  capital impacts of real estate requirements
Developing  capital plan/ forecasts at multiple points of the year
Prioritizing plan to align with Enterprise goals and resourcing constraints
Project Governance; providing business perspective to drive real estate transaction strategy
Providing direction to ensure real estate project execution meets business requirements.
Representing  customer interests on multi-segment/platform projects
Enforcing Enterprise Real Estate policy where necessary and approve exceptions where justified
Directing team members to resolve problems that impact multiple groups
Driving decisions on areas of misalignment where compromises among business customers is needed


Required Qualifications:
Bachelor’s degree or equivalent work experience
7+ years of general business or corporate / business real estate experience
3+ years of corporate real estate experience (e.g. portfolio management, planning, projects, transactions, facilities)
Preferred Qualifications:
Finance education and related work experience
Experience building business customer relationships and providing fact-based decision support
Strong financial analysis and financial systems experience
Experience delivering results through best practices and consistent service delivery
Experience preparing effective presentations
Experience contributing to cross-functional teams
