What you’ll be doing...
As our Network Real Estate Permit Consultant you will be responsible with building and developing a connection with the local community to guarantee the deployment of our 5G. You’ll be in the frontlines negotiating, creating and implementing strategies to engage and educate the community. As part of the Real Estate team you’ll be charged with moderating any community concerns and identifying cost and time effective solutions.
Conducting community research to identify key groups and geographic areas for our small cell sites.
Participating in public outreach with local organizations and create a locally-focused message to provide support for our deployments.
Engaging with local advocates and organizations to strategize advocacy campaigns to mitigate any concerns.
Resolving issues related to testing and managing deployments.
Identifying high value co-location and attachment opportunities, i.e. utility companies, municipalities, and establishing licensing/ franchise agreements for the purpose of enabling VZW to install Small Cells and deliver fiber in the public right of way.
Facilitating discussions with city and county planning boards to ensure the deployment of small cells in the public right of way.
Crafting effective and efficient “on-boarding” processes with each site acquisition provider
Collaborating with municipalities to create application submission guidelines and processes
Budgeting, forecasting, and reporting of site development progress; with accurate and timely maintenance of internal databases.
Managing vendors through site development: e.g., lease negotiation, zoning, and permitting. Ensuring proper FAA, FCC, NEPA and SHPO requirements are met.
Collaborating with planning departments, community officials, consultants, and legal counsel to resolve any challenges.
Negotiating individual lease agreements with commercial entities.

You’ll need to have:
Bachelor’s degree or four or more years of work experience.
Four or more years of relevant work experience.
Experience working on external facing project requiring public speaking and contract negotiating.
Three or more years of experience managing projects.
Even better if you have:
A degree in a related field.
Experience working with community organizations and developing advocacy strategies.
Valid driver’s license.
Strong financial acumen.
Strong Project Management skills.
Strong organizational skills, being detail oriented and having the ability to work independently, accurately and effectively in dynamic and fast-paced environment.
Knowledge of regulatory requirements (FAA, FCC, NEPA, SHPO).
Ability to prioritize tasks and work quickly.
Strong writing skills for business case memorandums and other forms of written or verbal communication.
Three plus years of Real Estate experience to include lease negotiation/review, environmental due diligence, site acquisition, and zoning/permitting with a wireless communications company or utility.
Three plus years of experience with direct engagement in zoning and permitting.
Three plus years in contract negotiation.
Understanding of small cell wireless design, implementation and maintenance functions.
Proficiency in Microsoft Office Suite (Excel, Word, and PowerPoint).
