Utilizing its deep industry knowledge, experience, and strong lender relationships, the Senior Housing Group has successfully invested over $1 billion of equity capital over four investment funds, is currently investing its fifth dedicated senior housing fund, $629 million Senior Housing Partners V, and is actively raising its sixth fund with a target close date in early 2019.
Investment Analyst Program
PGIM Real Estate has an Investment Analyst program with positions throughout its US offices. Analysts work with small teams of investment professionals in the Asset Management, Marketing, Portfolio Management, Research, and Transactions units.
There is currently an Investment Analyst position available in the Senior Housing Team’s (SHP) Transactions group based in Atlanta, GA. The Transactions group serves the acquisition and disposition needs of PGIM Real Estate’s series of dedicated senior housing funds.
Duties & Responsibilities:
Review weekly and monthly property management leasing and financial reports. Participate in discussions with the on-site property management teams regarding operations and capital needs.
Analyze investment decisions for leasing, financing, buy/sell scenarios including preparation of cash flow models, sensitivity tables, property valuations, and joint venture structuring for properties ranging from ground up developments to stabilized operating assets
Participate in the property budget and strategic plan process
Coordinate property appraisal process and review quarterly appraisals for accuracy
Provide on-going and quarterly portfolio level reports
Analyze economic, legal, political and market conditions within assigned areas
Support the transaction due diligence and closing processes
Work closely with internal and external stakeholders: property managers, portfolio analysts, joint venture partners, property appraisers, and operations/ accounting teams to support the asset management operation.
Oversee the production of quarterly asset management reports
Bachelor’s degree required in Finance, Accounting, Real Estate or related discipline.
6-18 months relevant work experience (including internships) within commercial real estate.
Understanding of basic real estate terms and concepts such as net leases, gross leases, contracts, rents, percentage rents, operating expenses, capital expenditures, expense recoveries, property types.
Understanding of basic finance concepts such as NOI returns, cash flow returns, cap rates, internal rate of return, present value/discounted cash flow.
Strong quantitative skills and demonstrated analytical ability.
Computer proficiency with excellent working knowledge of Microsoft Excel; Argus knowledge preferred.
Strong interpersonal/communication skills.
Strong organizational skills and attention to detail with ability to manage multiple projects simultaneously.
